This superbly appointed and situated villa which faces south-east and lies 800 metres from the sea, is in the Quartier de Xicouteou, Beauvallon, in the beautiful, Commune de Grimaud. It is in a secluded and quiet position occupying its own private grounds and surrounded by trees. It stands 100 metres above sea level in grounds of one and a quarter acres which afford outstanding views to the sea and to St. Tropez. It is at the end of a cul-de-sac and is well spaced from neighbouring houses. The approach to the villa is through security gates along a 170 metre drive lined by an avenue of cypresses, lavender and oleanders. The land falls from the villa to the stream - La Cucurne - which passes by the orchard, boules pitch and olive grove. The villa and principal terraces enjoy good views over the trees to the sea. The terrace is protected by wrought iron fences and gates to conform to French safety standards. The house has been extended and provides excellent and spacious principal rooms, each with a covered terrace. The new salle d'été provides an elegant terrace dining room at right angles to the house terrace, thus creating a courtyard effect and is immediately above the pool terrace. There is a further dining area for 8 outside, shaded by its own wisteria pergola.

The accommodation includes on the ground floor an elegant entrance hall with vaulted ceiling and beautiful mosaic set into the terracotta tiled floor leading to large dining room with oak refectory table and French doors to the covered terrace and sun terrace. It is separated by a wide arch to a spacious sitting room tastefully furnished and with raised stone fireplace and satellite TV, the two rooms together provide 75 m2. French doors to the covered terrace and sun terrace lead to the pool and its terrace a few steps lower. The covered terrace leads to Salle d'été a newly built open sided dining room of 23 m2 under a massive beamed roof overlooking the pool. It has its own kitchenette and barbecue. A well equipped provencal kitchen with luxury oak cupboards and granite surface with opening to outside dining. There are two double bedrooms sharing a shower bathroom. On the first floor is the master double bedroom suite with solid oak furniture and its own private balcony affording outstanding views to the sea, St. Tropez and beyond, with en-suite bathroom. At lower ground floor is a large twin bedroom suite with kitchenette, bathroom, and its own terrace with views to the sea. Laundry room. All bedrooms are equipped with ceiling fans.
