Villa Le Mimose is a large 19th Century house in a private and beautiful setting close to the village of Massa Martana where the sites of both Umbria and Lazio regions (including Rome) are easily accessible. This is a particularly charming villa with nice period features including large fireplaces, beamed ceilings cotta floors and wine cellar. Awful pictures (for the time being), beautiful house!
Accommodation
Access is from sealed road to gated cypress-avenued drive.
The entrance hall leads to living room with seating for 10 around the huge fireplace, access to the covered terrace and pool and views of the countryside. The billiard room is similarly large with full size billiard table, fireplace and arched ceiling. The kitchen with central island unit, beamed ceilings with large extractor hood and US-style fridge freezer with ice machine.
On the ground floor are two double bedrooms, one en suite and one with its own bathroom with bath but not en suite, both with views from windows.
A long straight flight of stairs leads to another sitting area with fireplace on the first floor. Four double bedrooms on the first floor each have double bed and en suite shower room.
Outside are covered and open terraces, covered dining area with very large pool (18m x 14m approx) and mature garden with lawns. Built-in barbecue and wood-burning pizza oven.
The local area:
Todi at 12 Km is a Renaissance town of great charm. The local village of Massa Martana 4 Km. Rome is 130 Km and the E45 Motorway just 5 Km.
AMENITIES: Emporium near Collevalenza. The thermal baths of San Faustino are near Massa Martana
