This is a comfortable house with very large grounds in a superb location at the top of the Colle du Turc, an exclusive estate a couple of kilometres to the West of the village of Grimaud.  It is set in 10 acres of garden, olives and woods there are exceptional views down to the sea and the Gulf of St Tropez 14 kms away. The tennis court has hard surface and the heatable pool has a poolhouse, table tennis and barbecue. Boules court. Guardien couple have separate cottage.  Because of the beds, parties should have a maximum of 8 adults and 2 children.

Accommodation

Ground floor:

• Very attractive living room with seating for 8 and CD player, separate TV area with satellite tv and video recorder. French windows lead to the terrace and gardens, and have beautiful sea views to the East.  The dining room is open plan to the living room and has another set of windows leading to the terrace.
  
• The kitchen is modern and well-equipped.
• The separate laundry room has washing machine and drier
  
• Bedroom 1: Master suite with large double bed, en suite bathroom with bath and shower, accessing the main terrace with sea views.
• Bedroom 2: a double with fitted wardrobes leading onto the main terrace.  En suite bathroom with bath and shower.
• Bedroom 3: three beds, suitable for children.  Leads onto the main terrace.  En suite bathroom with bath and hand shower.
• Bedroom 4: a double with fitted wardrobes and views over the olive trees.  En suite shower room.

First floor

• Bedroom 5, accessed by stairs from the living room, is a twin room with beautiful views to the Gulf of St Tropez.  En suite showerroom.
  

Outdoors

• Three outdoor terraces, covered and open, provide total privacy.
• The pool (10.5m x 5m) is heated by heatpump and has a hard electrically-operated retractable cover.  It is accessed by steps from the main terrace that runs along the length of the house
  
• The pool house has an outdoor dining area with table for 8-10 and a shower.  Charcoal barbecue.

The gardien and housekeeper, Mr and Mrs Miclo live in an adjacent cottage.  They have a dog which is not allowed in the house and can go away to kennels if necessary.
